Debt Settlement
Debt settlement or debt negotiation refers to a program which a reduced payoff is negotiated with
all of your unsecured creditors and you are set up with one affordable monthly payment that will
completely pay off your unsecured debt in a one to three year period. Eligible debts may include,
credit cards, collection accounts, medical bills, gas/store cards, etc. You will no longer be
harassed by creditors and will have a zero balance at the end of your payment period. This is an
excellent program for many and can save you thousands of dollars a month when combined with
a loan modification.
Short Sale Negotiation
Short sale refers to the lender accepting a payoff of your mortgage loan that is less than the
balanced owed when your home is sold to a third party. This is a process that should begin once
you are unable to make your mortgage payments and have realized you cannot sell your home for
more than the balance owed on your mortgage. The process itself is usually at least three months.
Forensic Loan Audit
You may be eligible for mortgage relief if you were a victim of any type of fraudulent loan
practices. Your entire loan closing package will be reviewed to make sure your lender, broker
and their agents complied with all Real Estate Settlement Procedures Act (RESPA) guidelines.
Auditors will review your documents for fraud, negligence or any violation of federal law. If any
violations are found, your lender may be forced into granting you a loan modification you
otherwise may have not been eligible. You could be awarded with a below market rate, longer
term, forgiveness of past due amounts, principal reduction or even complete rescission of your
loan.
Deed in Lieu
We can negotiate a deed in lieu of foreclosure if you are unable to qualify for our other mortgage
services and you are unable to make the payments to stay in your home. Under a deed in lieu, the
lender accepts the deed to your property assuring that you will not have a foreclosure on your
credit history and, in most cases, the lender will not be able to pursue a deficiency judgment
against you. To qualify for a deed in lieu, a title search will be completed to ensure your property
is free of any other liens. Any additional liens would be required to be satisfied prior to the deed
in lieu.
